Anne updated the board about the communication thus far with the variety of actor involved in the decision making regarding the overnight winter homeless shelter. Please click in the hyperlink for the details.

A variety of claims have been submitted, some awarded, some denied, some pending. Also our agent has new management. Our policy doesn’t cover capital improvements. However capital improvements are official with APCHA, this is a discrepancy. The board will do further research. Homes still mortgaged are required to have individual homeowners insurance. Not sure wether those without a mortgage are required. If a claim is denied by HOA insurance – next individual Homeowners insurance (can HOA require individual homeowners insurance if resident has paid of?) Where do the HOA coffers come in after due diligence neither insurance covers? (Click on link for further info)
This is an adopted draft from the previous board, Marc Kiernan is interim property manager for 6 months, we’ll go from there afterwards. Comments welcome.
A lot of work has been done by the previous board on rewriting the the governing documents. finally (speaking for myself (sic Danno)) are digitally in one place on the website. Bylaws are pertaining how the board works, covenants what the HOA residents go by and then we have the rules of governance which how it’s all enforced. Danno will reach out to Cliff and Jeff as well as APCHA how to update and streamline the lot. The paper ESA needs to be filed with APCHA and we’ll know more. The treasurer will cut a check for Jeff who had all the rules transcribed in an editable format. With these the board invites everyone to pick paragraphs or rule which is outdated or makes no more sense, rewrite it and we’ll move on.

This is really the first project the new board has worked on, click on link for more details. The board hope to use this as a sample for dignified transparency in decision making.
Click on link for details. The side between the TR and HHS is touchy since it’s on Hospital property. A meeting of the minds between Hospital property manager, County and Fire is in the works to figure out who will cut what, where and when.
A private property sign with the Verbiage “private property homeowners and guests only” is desired to release our HOA from liability of public getting hurt on our property. In order to make it look good Danno will call the county open space and trails to see if they can make the signs.

- Block Party
Sunday June 26th there is a block party from noon till late in the cul-de-sac of Grove Court. This shall double as a homeowners meeting all around. There shall be a barbecue and alcohol as well as nonalcoholic refreshments available. Given the time available to congregate, the widest window of opportunity is hereby provided.
The next board decided the next board meeting is around July 6th, give or take availability in our busy schedules.
