- GET ESTIMATES, ARRANGE, SCHEDULE AND SUPERVISE SUBCONTRACTORS REQUIRED FOR MAINTENANCE OF COMMON AREAS AND BUILDING STRUCTURES SUCH AS HEAT TAPE, GUTTERS, ROOFING, SIDING, PAINTING, WATER VALVES, DUMPSTER AND BINS. IN ADDITION, SNOW REMOVAL, LEAF REMOVAL, GRAVEL REMOVAL.
- KEEP DUMPSTER AREA CLEAN.
- KEEP BUS PATH BETWEEN 200 AND 300 BUILDING FREE AND CLEAR OF BRUSH, VEGETATION OR OBSTACLES.
- MAINTAIN ALL COMMON GROUNDS VEGETATION THAT BLOCK OR IMPEDE VIEWS OR VEHICLE MOVEMENT INCLUDING TWIN RIDGE DRIVE FROM INTERSECTION WITH DOOLITTLE TO THE TOWNHOMES DRIVEWAY, OPEN SPACE BETWEEN TWIN RIDGE DRIVE AND GROVE COURT.
- SERVE AS “GO TO PERSON” FOR POSSESSION OF ENTRY KEYS TO ALL 12 UNITS IN CASE OF FIRE, FLOOD OR UNFORESEEN CIRCUMSTANCES. WHEN UNABLE TO PERFORM THIS DUTY, MANAGER WILL DELEGATE THE RESPONSIBILITY TO A HOMEOWNER.
- ACCESSABLE TO HOMEOWNERS REGARDING EXTERIOR STRUCTURAL PROBLEMS, PARKING, SNOW REMOVAL, GARBAGE REMOVAL, OR MAINTENANCE ISSUES WITH COMMON ELEMENTS AND NOTIFY BOARD OF SAID ISSUES.
- PLACE PARKING ENFORCEMENT NOTICES ON VEHICLES IMPROPERLY PARKED ON TWIN RIDGE DRIVE FROM INTERSECTION WITH DOOLITTLE TO THE TOWNHOMES DRIVEWAY AND ON GROVE COURT
- REFER HOMEOWNER COMPLAINTS TO HOA BOARD FOR RECOMMENDATIONS.
